40-52 Talavera Road, Macquarie Park

Mecone is proud to have assisted LaSalle Investment Management on securing approval for the redevelopment of a key site at Macquarie Park. In August the Sydney North Planning Panel approved the DA for the redevelopment of the site for a commercial office development of three building envelopes of up to 37,500 m2 total GFA. Concept approval was secured for two buildings, with a detailed consent for Building A. The building range from 7-9 storeys and have up to 5 basement parking levels.

215-235 O’Riordan Street, Mascot

The Sydney Statutory Team have assisted Eldesco in obtaining approval from Bayside Council for their Planning Proposal to increase the floor space ratio of Business Development zoned land at 215-335 O’Riordan Street, Mascot from 3:1 to 5.2:1 (an additional 16,784sqm of floor space). This amendment, which will now be referred to the State government for finalisation, will facilitate a future development application for a new 11 storey office building with ground floor health services facilities  and a 12 storey hotel/serviced apartment.

2022 Population Projections

The NSW Department of Planning and Environment (DPE) has recently released a 2022 update to its population projections for the state. The previous projections dataset was released in 2019 and the updated 2022 projections take into account recent demographics changes such as lower international immigration and the trend of increasing regional immigration resulting from the COVID-19 pandemic.

184 Milperra Road, Revesby

Mecone is proud to have assisted Kingsmead in obtaining development consent for a new industrial warehouse facility in Revesby, comprising six warehouse tenancies and showroom, totalling almost 12,000sqm.

Located within the Revesby industrial precinct on Milperra Road, the development will deliver a newly configured industrial facility that repositions this prominent site, providing a significant contribution to Milperra Road as well as the strategic priorities of the area through the protection and enhancement of employment lands.

Census Mapping

Building approvals are a good indicator of market confidence and economic activity. Mecone Urban Planning has analysed the latest ABS census data on building approvals, and it appears that the dip in residential building approvals caused by the COVID19 pandemic has passed, with both the volume and value of approvals since 2021 reaching pre-covid levels. By assessing approvals at smaller geographies (Statistical Area 2), the data shows that the outer ring of Sydney – namely, the North West and South West Growth Areas are leading the way.

Mecone is excited to have assisted RF CorVal in securing planning consent for the significant façade upgrade to 151-153 Macquarie Street, Sydney. The consent will enable the improvement of the building’s aesthetic, street presence and provide tenants with enhanced daylight and views over the Botanic Gardens and Harbour.

903-921 Bourke Street, Waterloo

Jordan Faeghi and Ian Cady of Mecone are proud to have assisted Dahua with the lodgement of a development application for 903-921 Bourke Street, Waterloo, within the Danks Street South Precinct. The proposal will revitalise a key urban renewal site in the heart of Waterloo, including significant public domain areas, new site connections and ground level retail and café opportunities set around existing Sydney Water heritage buildings.  The proposal comprises 376 apartments across  six separate residential buildings of 6 to 20 storeys, designed by Bates Smart / Richard and Spence and MHNDU / Fieldwork.

Manly Hospital Site

Mecone is proud to have assisted Property & Development NSW in obtaining approval from the Northern Beaches Council for the forwarding of the Planning Proposal for the Manly Hospital Site to DPIE for Gateway Determination. The Planning Proposal will facilitate future master planning of the site to deliver a new health and wellbeing precinct. Mecone look forward to progressing the Planning Proposal through to finalisation and commencing master planning of the site.

322 Norton Street, Leichardt

Mecone is proud to have helped Desane Group Holdings secure consent for the mixed-use regeneration of 322 Norton Street, Leichhardt. Working with GroupGSA, the proposal received unanimous support at the Inner West Local Planning Panel. It comprises 9 residential units plus ground floor commercial space which will bring new activity and homes to Norton Street. The design was commended for retaining the attractive façade of a two storey building that has been a feature of the site since 1898
