The project relates to the redevelopment of Sites 2, 3 and 4 within the Green Square Town Centre (GSTC). The site is one of the few sites zoned to be redeveloped for commercial office development. Being located at the entrance of the Green Square Town Centre and immediately adjacent to the railway station, the site occupies a landmark location. The office building is 16 storeys high and provides retail uses at ground level. It also proposes extensive public domain upgrades, including a through-site link that will improve connectivity to the broader town centre. The proposal was subject to a Competitive Design Alternatives Process where the scheme prepared by Bates Smart was deemed to be the winning design. The design was selected due to its unique sculptural form.
Mecone was engaged to manage the Competitive Design Alternatives Process. Subsequent to the conclusion of the Competitive Design Alternatives Process, Mecone was responsible for the preparation of the detailed DA and two Clause 4.6 Variation Requests to vary the height and FSR development standards.
