About the project

Mecone were engaged to provide planning analysis and review the built form controls in the Camden Town Centre. This independent analysis will help inform the stage 2 LEP amendments being undertaken by Council, supported by other technical studies currently being progressed in parallel. Through detailed analysis of the LEP and DCP controls against current building heights, land use permissibility, flooding impacts and overall built form, some key issues within the Town Centre were identified:

  • The incongruence of the current built form with the LEP height of building control;
  • Flooding, and its impact on development feasibility;
  • Land use conflict arising from residential dwellings;
  • Issues related to the Little Street Industrial Precinct; and
  • The inconstancies between land zones and the true extents of the town centre

To resolve the identified issues, Mecone developed 12 recommendations centred around amendments to the Camden LEP and DCP. These recommendations balance the need to retain and celebrate the historic rural character of Camden while supporting the growth of the town centre into the future.
