About the project

The site itself was highly distressed, with a constructed 3-storey basement from a previous approval over the site. The proposed purpose built Co-living building has been designed to deliver a benchmark in sustainability. Emphasis was placed on creating community by delivering high quality shared spaces throughout the building, in which landscaping plays a pivotal role. A driving force to the design outcome was Brisbane City Council’s Green Building Incentives Policy. The development sought to achieve eligibility against several criteria, including 5-Star Green Star rating, Carbon Neutral certification, and Green Plot Ratio. The proposal is the first of its kind in this locality and sets an impressive benchmark for future development in Chermside and the broader city.

Scope of works:

  • Detailed planning advice with regard to height, site cover, landscaping, refuse arrangements, outdoor living and rooming accommodation requirements
  • Coordination and attendance at pre-lodgement meeting with Council
  • Liaison with client, consultants, council and others as required to incorporate Green Building Incentives Policy into the built design
  • Preparation of Planning Report including code tables and application package
  • Negotiation with Council on several performance outcomes and coordination of response to Information Request
  • Coordination of public notification, review of submissions and preparation of submissions response
  • Review of draft conditions package, identification of conditions requiring change, and negotiation with Council on changes
  • Review of final approval package and advice to client
