UDIA NSW National Housing Pipeline Report

Housing is Australia’s most pressing planning issue and the report by UDIA NSW will help professionals across planning and non-planning fields better understand the real extent of new housing land capacity, and from an exclusive developer intentions survey, where to develop lands for new housing stock.

Mecone – Urban Planning involvement in the UDIA NSW research was to provide mapping to help identify where residential zoned lands are located across the Greater Sydney Megaregion, whether these lands are vacant of housing stock, and the extent to which they may be affected by environmental attributes (bush fire, floods etc).

The analysis points to Greater Sydney Megaregion having around 165,000ha of land zoned for residential purposes. Of this land, around 24% is vacant of housing stock, however only 10% is not affected by fundamental environmental attributes that potentially affect feasibility of these lands from being developed for housing.

Factoring in other issues that affect lands from being developed, including enabling infrastructure to support new housing developments (water, roads, electricity, sewer), UDIA finds that the lack of development ready lands across the Greater Sydney Megaregion is driving lower housing production outputs compared to what is needed to meet the NSW National Housing Accord targets.

Mecone strongly supports pulling both planning and non-planning levers that help keep the development ready land pipeline topped up. Because we know that not all residential zoned lands will be developed with new housing stock, Mecone also supports better strategic planning for future housing lands where developers can be reasonably expected to deliver housing.
