NSW Government announces Burwood North Metro Rezoning Proposal        

The NSW Government has unveiled plans to rezone the Burwood North precinct an area of 113 hectares surrounding Burwood North Metro station. This precinct is set to transform the precinct into a housing and employment centre in between Sydney’s CBD and Parramatta. It aims to amend controls in the Burwood Local Environmental Plan 2012 (BLEP 2012) and the Canada Bay Local Environmental Plan 2013 (CBLEP 2013) to achieve this vision.

The key features of the rezoning proposal include:

• Capacity for approximately 18,300 new homes, including 5-10% dedicated to affordable housing
•Unlocking the potential for developers to deliver better open spaces
• Improved local roads and active transport options, such as new walking and cycling connections
• Building heights between 8 and 42 storeys (28m and 140m)
• Floor space ratios between 2.2 and 8.0

Future development in Burwood North will work alongside the existing character of Burwood, more specifically existing land ownership, heritage, public and active transport, biodiversity and other built/natural considerations.

The draft Burwood North precinct proposal has been placed on exhibition from 10 March 2026 until 10 April 2026.

Mecone commends the NSW Government for introducing this rezoning proposal and recognises it as a pivotal step toward increasing housing supply, housing diversity, and employment in an advantageous area of Sydney, in the face of State housing challenges.
