The NSW Government is exhibiting a rezoning proposal for the Riverstone Town Centre.        

The proposal seeks to unlock up to 3,600 new homes and deliver a mixed-use centre supported by retail, employment, open space and community infrastructure.

Key outcomes of the rezoning proposal include:

Housing: Delivery of up to 3,600 new homes, including a diverse typology of apartments, townhouses and dwellings.

Built Form: Building heights up to 15 storeys and FSR up to 3:1.

Affordable Housing: Requirement for 1.5% to 3% of gross floor area across the rezoning proposal area and 5% to 10% percent of gross floor area on Key Sites.

Jobs and Services: Creation of 1,200 jobs through new retail and commercial sites.

New Main Street: A relocated main street along George Street, parallel to the railway line. This new high street will be within walking distance of Riverstone Station and will connect with existing shops and services along Garfield Road East.

Open Space: More than 8 hectares of open spaces, including parks and a new sporting field.

Transport and Connectivity: Upgrades to the road network including widening of Garfield Road East, grade separation of Garfield Road East and Railway line, improved access to Riverstone Station, and enhanced walkability.

Design Excellence: The rezoning proposal area will be subject to design excellence provisions under Clause 7.7 of the Blacktown LEP.

The proposal is on public exhibition until 2 July 2025.
