Recently, the team at Mecone – Urban Planning have been managing design competitions and securing planning approvals for several major projects in the area.
Many of these projects have benefited from development uplift through site-specific planning proposals arising from the recommendations of Willoughby City Council’s Chatswood CBD Planning and Urban Design Strategy 2036.
The projects have involved either a Concept Application, Planning Proposal, Design Competition and/or detailed Development Application.
753 Pacific Highway and 15 Ellis Street, Chatswood (Central Element)
A 17-storey mixed-use commercial/residential building comprising 49 apartments and over 1,000m2 of commercial space within the podium. Designed by SJB, the project provides positive public benefits through the provision of affordable housing, public artwork and activated street frontages with ground floor retail premises contributing to a vibrant Chatswood CBD. Mecone were engaged to manage the design competition and subsequent early works and detailed design DAs, recently securing detailed design DA approval from the Sydney North Planning Panel.
54-56 Anderson Street, Chatswood (Truslan Group)
Designed by AJ+C, the development will comprise a 26-storey mixed-use commercial/residential building with over 85 apartments and 1,800m2 of podium commercial/retail floor space. Mecone were engaged to manage a design competition for the development and are now in the process of preparing the detailed development application for submission to Council.
Chatswood RSL – 446 Victoria Avenue, Chatswood (Chatswood RSL Club Ltd)
Mecone secured concept DA approval from Sydney North Planning Panel for the demolition of the existing structure and building envelopes for a 24-storey commercial tower and registered club comprising over 34,000m2 of commercial floor space. Incorporating a through-site link and public-private spaces, the proposal will allow for a new RSL club with a range of facilities that serves the needs of the local and wider community whilst creating a significant amount of new office space for the Chatswood CBD.
5-9 Gordon Avenue, Chatswood (Tian An LFD)
The development will comprise a 27-storey mixed-use commercial/residential building with over 60 apartments and 1,400m2 of podium commercial/retail floor space. Mecone were engaged to manage a design competition for the development and detailed development application for submission to Council.
688-692 Pacific Highway (Polytec)
Mecone are currently engaged to provide strategic planning advice to assist with the delivery of shop-top housing on the site (following a lapsed consent). Mecone are assisting with a cl4.6 written request to vary the height of buildings standard, and with a View Impact Assessment (VIA).
629-637 Pacific Highway (Polytec)
Mecone are engaged to manage a design competition for redevelopment of the site as shop-top housing. The competition process is underway and Competitors have been invited to submit schemes that delivered a 90m residential tower and commercial podium, with a particular focus on providing landscaping and activating the ground floor frontages to Pacific Highway and Gordon Avenue. The project aims to deliver a minimum 5 stars GBCE building.
3-5 Help Street, Chatswood (Loftex Chatswood Pty Ltd)
This project will comprise a 25-storey mixed-use commercial/residential building. Mecone are currently preparing a detailed development application for submission to Council.
