Description

The former Sydney Water Site at 903 Bourke Street, Waterloo is the largest site in the Danks Street South Precinct on the fringe of Green Square. The Danks Street South Precinct includes the delivery of significant public open space, heritage retention, retail and residential development to the greater Green Square locality.

Mecone was engaged by Dahua to manage the final stages of the Danks Street South Precinct Planning Proposal. The Precinct has several complexities that needed to be resolved to ensure the Planning Proposal would be supported by Council. Mecone worked with the project team to negotiate and resolve the requirements of Sydney Water (to protect assets), Council and the public. Seeking the best outcome for Dahua, Mecone negotiated with the City of Sydney to develop a Site Specific Development Control Plan and Voluntary Planning Agreement, which ensure the Dahua site does not require a Concept (Stage 1) Development Application.

Mecone has subsequently been engaged to manage 2 x Competitive Design Processes to inform the final Development Applications.

Scope of Works

Mecone have provided a numer of urban planning services for the redevelopment, including:

  • Planning Coordination and Management of Planning Proposal through Council;
  • Establishment of a Site Specific Development Control Plan;
  • Negotiate a Voluntary Planning Agreement with the City of Sydney;
  • Development of a Design Excellence Strategy to inform the Competitive Design Process;
  • Development of a Public Art Strategy;
  • Development Application for Early Works;
  • Ongoing preparation of Design Scope and Competitive Design Alternatives Brief;
  • Management of the Design Competition; and
  • Preparation of a Design Competition Report.
