Quality and Quantity in Hawthorn Victoria

Mecone, together with Rothe Lowman Architects and M2 Management Group have achieved a breakthrough Planning Permit issued directly by the City of Boroondara for a 7 storey mixed use development at 538-542 Burwood Road, Hawthorn on behalf of Miura Hawthorn Pty Ltd. This progressive decision in the Burwood Road Commercial Corridor may be the most significant since the Minister for Planning removed the 4 storey mandatory height controls (via Planning Scheme Amendment C255). This is an exemplary outcome that has exceeded the expectations of both client and project team.

Key to its success was seamless teamwork between project team and client, quality of planning application and universal acceptance of architectural design excellence from Council’s Town Planners, Heritage Advisor and Urban Designer.

This result saw Council exercising its discretion under the newly introduced planning controls to allow built form over the preferred 14.5m (4 storey) building height by approximately 2.5 storeys. The most notable design elements include a curved colonnade and façade to embrace the adjoining heritage graded Church, reminiscent of classical Roman piazzas, and activation of the adjoining laneway through the provision of pedestrian entries at ground floor to individual townhouses fronting the lane.  We believe this project sets the bar along Burwood Road for high-quality, site responsive infill development in a heritage context and we look forward to seeing the finished product.
